Most private deals run happily in the cloud. Running a portfolio sale
A realistic flow: the seller’s asset managers upload property files per building over two weeks. AI sorting files each document into the agreed index, the deal team corrects the edge cases, and redaction removes tenant names from residential leases. Bidders then receive access in stages, first to the portfolio summary and a sample of assets, later to the full technical and legal files for those still in the running. The audit trail shows which bidders dug into which assets, a useful signal when you consider splitting the portfolio into lots.

Data residency and European deals
For transactions involving EU personal data, the hosting location and the vendor’s processing terms matter under the GDPR. Questions to ask in the demo
Since there is no trial, the demo has to do the trial’s job. Ask the vendor to show you a real permission setup for staged bidder access, the AI sorting on a messy sample folder you bring, and the redaction workflow on a lease. Ask what the archive at closing looks like and how long it is retained. Those four answers will tell you more than any feature list.
